Waves of mud, some 3 metres high, swept away vehicles, destroyed homes in Quito

A rain-weakened hillside collapsed in Ecuador’s capital, sweeping over homes and a sports field and killing at least 24 people, city officials said Tuesday.

The Quito Security Department also said at least 48 more people were injured and eight houses had collapsed in Monday’s landslide, while others were damaged.

Neighbours had joined rescue workers in hunting through the ruins for survivors of the disaster that hit following nearly 24 hours of rainfall.

The storm was pounding outside when Imelda Pacheco said she felt her house move as if an earthquake had struck. Suddenly water and rocks began to pour in through doors and windows and she fled before the building was destroyed.

“I barely had time to grab the hand of my four-year-old son and I ran to the stairs, to the terrace. Suddenly the walls in front and to the side disappeared,” she told The Associated Press.

“We shouted to the neighbours on the first floor, but the water carried away the mother and daughter,” she said, standing before the ruins of her home.

“I thought I was going to die with my son. I hugged him strongly and we shook, I think from the cold and the fear … We barely survived,” she added, breaking into tears.

Waves of mud, some three metres high, carried motorcycles, other vehicles, trash bins and other debris under a heavy rain Monday night in the neighbourhoods of La Gasca and La Comuna below the slopes of the Ruco Pinchincha mountain.

As the rescue began, police called for silence so that the cries of those trapped could be heard.

Quito Mayor Santiago Guarderas said the intense rains had saturated the soils, setting off the landslide.

Smaller waves of muddy water continued pouring down the ravine Tuesday morning past weary neighbours trying to move stones, tree trunks and debris. An overturned taxi and other vehicles were partly buried in mud on a sports field.

“I’ve lost everything. I don’t have anything. Everything is over,” said 65-year-old Laura Quinonez, who stood beside an ambulance as her neighbours tried to recover appliances from their destroyed homes.

Amazon Vendor Central: A Comprehensive Guide – Lab 916

Effective platform housekeeping helps you remain in good standing with Amazon. This will be of great help especially if you’re looking at building your brand reputation and looking for a long business relationship with Amazon. There might be some issues that continually recur, or those that you think were already resolved only to find out that they are happening again. How is it different from Amazon Seller Central Platform

Both Vendor Central and Seller Central are platforms that business owners can use to sell their products on Amazon. There are key differences, however, and knowing them could be helpful in deciding what’s best for your business.

1. In terms of accessibility: You can only use the Vendor Central platform if you were able to receive an invitation from Amazon itself. Before this happens, your product should at least be popular enough to be able to get an invitation from them. However, for Seller Central, any business can opt to sign up on their website. There is no invitation needed; so long as you’re able to properly sign up, then you’re all set and good to go.

2. In terms of buyer: In Vendor Central, your only customer will be Amazon; they’ll purchase your products and will handle its sales and shipping. For Seller Central, all customers using the Amazon platform could be a potential buyer of your product.

3. In terms of customer support: In Vendor Central, it is Amazon who provides customer support since they assume the sale and shipping of your goods. In Seller Central, you still assume customer dealing however, you can opt to choose Fulfilled by Amazon or FBA so Amazon takes care of customer service. However, you are still liable to answer inquiries on whether the product is genuine or fake.

4. In terms of options in advertising the products: In Vendor Central, there are more options to choose from given Amazon’s wide array of advertisement options. In Seller Central, your advertisement will be limited only to the platforms that your business has, and on strategies that you are willing to implement.

5.  In terms of associated cost: In Vendor Central, Amazon will negotiate with you regarding the price that they are willing to pay your products in bulk. Be warned though, that these “negotiations” usually sway in Amazon’s favor for they’ve already mastered the art of bargaining with business owners and vendors such as you. In Seller Central, on the other hand, you only need to pay a fixed standard fee ranging from 8-20% for every item that you sell.

6. In terms of stock management: In Vendor Central, since it is Amazon who handles the sales, you will not be able to actively monitor whether your stocks with them are still sufficient. Amazon will just reach out to you to inform you that the stocks have already ran out, and you will be asked to replenish it, so it’s better to always have product stocks handy. This could turn into a logistical nightmare if it catches you unawares. Therefore, it’s best if you always have a stock on hand. When it comes to Seller Central, you can control the number of stocks that you need to have since you have an overall control on sales. You’re able to monitor it and be aware if your stock needs replenishing already.

7. In terms of frequency of payment every sale made: In Vendor Central, payments made can be made on a 30-, 60-, or 90-day term, with 2% net. On the other hand, in Seller Central, your payment comes in every seven (7) or 14 days.

8. In terms of profit margin: In Vendor Central, since your products are bought in bulk, your profit can be computed only on the basis of such price. On the other hand, in Seller Central, you can sell based on a retail price and as such, can compute your profit on that basis. Take note also that you have complete control over your product’s pricing, so in a way, you can dictate your profit margin.

Advantages and Disadvantages of the Amazon Vendor Central

While the exclusivity and the convenience of becoming accredited as a seller in the Amazon Vendor Central platform carries with it its own merits, it’s also prudent to know the disadvantages of using such a platform.

Advantages:

Consumer Trust

Since Amazon will carry your brand, it will lend its credibility and brand reputation to your products as well. It can be seen as a stamp of quality, which will give the consumers more incentive to trust and buy your product.

Advertising advantage

Vendor Central offers a myriad of marketing services which you can take advantage of to increase your business reach and widen your product’s visibility and recognition.\

Simplified sales process

Since you only supply Amazon, things become much simpler. Firstly, you only deal with one buyer. Secondly, the responsibility to market, sell, and ship now fall in the hands of Amazon. And lastly, you won’t be dealing with customer inquiries since Amazon will also do that for you.

Disadvantages:

As discussed earlier, you won’t have much power to negotiate the price at which Amazon will be willing to buy your products. Moreover, once your product sales pick up and perform well in the market, Amazon may again negotiate the price with you.

Logistical requirements

Since you are not easily apprised on whether there are still stocks left of your products with Amazon, it could be a nightmare if you were informed that you need to replenish their stocks but you have no items left on hand! Logistics could become quite a challenge especially if you’re running a small to medium business.

Limited sales channel

While it’s true that having only one buyer has its advantage, it could also be a disadvantage in the sense that you can only sell them in the platform provided for in your agreement, in this case, in the Amazon Vendor Central. You do not have the option to sell it outside of that platform as you have an exclusive dealership with Amazon.

Now that you are apprised of the advantages and disadvantages of selling in Vendor Central, you now know that selling on that platform is not for everybody. In the event that you were invited to sell in Vendor Central, consider all the pros and cons for your business and product before making your decision. Getting an invitation to be part of the Vendor Central platform is quite an achievement. However, be prudent and examine first the pros and cons before you dive in and make a decision.

Can you be a Vendor Central partner and simultaneously, have a Seller Central account?

It turns out, you can have the best of both worlds. It is possible for you to have an account with Vendor Central and at the same time, operate as a Seller Central partner. As they both have their pros and cons as we have discussed earlier, here are some tips should you decide to operate on this hybrid model:

Conclusion

The Amazon Vendor Central platform provides lots of benefits to businesses. Its exclusivity makes you want to be part of it. However, not all businesses are designed to succeed in Vendor Central. There are a lot of factors that you need to weigh in before completely diving in and becoming a Vendor Central partner. If your business is on the small to medium scale, it’s best to consider if your logistics could keep up with the bulk demands of Vendor Central; otherwise, it might be more prudent if you can utilize the Seller Central platform for your products. It is well to note, however, that you can opt to operate on both Vendor Central platform and Seller Central platform. What is important is that you will be able to manage the demands of both platforms and make them work for you. There are many features that Amazon Vendor Central offers, and it is up to you to maximize them to ensure optimal benefit for your brand and your product.

Annona muricata leaves are traditionally used as an anticancer plant in the world. The aim of this study was to evaluate the ameliorative effect of the essential oil from Annona muricata leaves (EOAm) in an experimental model of breast cancer and to determine the volatile constituents with gas chromatography-mass spectrometry (GC-MS). Thirty female rats were assigned to five groups: the control group; the DMBA (7,12-dimethylbenz[α]anthracene) group; and three groups received daily EOAm doses of 50, 100, and 200 mg/kg/day, plus DMBA, respectively. After 13 weeks of treatment, tumors were analyzed pathologically and biochemical markers in serum were noted. As a result, in GC-MS analysis, 40 compounds were identified and 4 of them were abundant: Z-caryophyllene (40.22%), followed by α-selinene (9.94%), β-pinene (8.92%), and β-elemene (7.48%). Furthermore, EOAm in a dose-dependent form produced a reduction in tumor frequency and the accumulated tumor volume was reduced by 50% and 71% with doses of 100 and 200 mg/kg, respectively. Serum levels of reduced glutathione (GSH) increased and malondialdehyde (MDA) decreased significantly compared to the DMBA group. Serum levels of vascular endothelial growth factor (VEGF) decreased significantly from 70.75 ± 7.15 pg/mL in the DMBA group to 46.50 ± 9.00 and 34.13 ± 11.50 pg/mL in groups treated with doses of 100 and 200 mg/kg, respectively. This study concludes that the EOAm leaves showed an ameliorative effect in a murine model of breast cancer.

RecoCheta

The cheto or the cheta could be a person who lives in a wealthy area, who is usually only interested in brand name things, who frequents “top” places, and so on. But it can also be an expensive restaurant, a bar for more discerning people, a more charming neighborhood…

You see what I did there, with a play on words for our barrio, Recoleta, and this word that, in the mouths of the street is a bit of a slur, basically snob, while in the mouths of the more well-heeled, it’s more like lux. It all depends on where your point of view is from, economically. Over the last year, a trio of spots that are sort of kind of wine bars, but not exactly, have opened up near to home, and I thought I’d be a bit of a cheto myself and sample them.

The first spot is a branch of the Madrid based Enrique Tomás, a “cured ham” bar. You may remember it (probably not) from my very brief mention of it when I was in Madrid a few years back. This one is located at Av. Callao 1621, and there’s another due to open in the DOT shopping center on the northern edge of the city. This is more store-like than the one in Madrid that we went to, though having only gone to one branch of several in the city (and various others located in other parts of the world), I don’t know how many are more store-like and how many are more restaurant-like. There are a few tables at the front and back of the store where you can enjoy something from their menu. Of the three places I’m approaching here, this is the only one with a real menu and where you could have a full meal. Everything, not surprisingly, is based on the various cured meats (they import from Spain, though not the entire range of what the company offers it appears) and some cheeses. They have a wine “dispenser” that holds eight bottles – four selections from here in Argentina and four from Spain – at least the day I was there.

An amuse is brought to the table once you order – here it was crispy fried bits of one of their cured hams, on toast. Nice little nibble to start. There’s too much bread in these pictures for me – I ordered a plate of one of the three hams on offer along with a sheep’s milk cheese. Both quite good on their own, I didn’t think they worked together, the cheese was pungent and overwhelmed the ham. Unbeknownst to me when ordering, the plate comes with eight more pieces of bread, topped with chopped tomato. Now, that was my morning favorite when I was in Madrid – a pan con tomate y jamón, but there, they toast the bread (not here), and the tomato mixture usually has a decent amount of olive oil, salt, and sometimes garlic. This seemed to be just chopped tomato. I tried it, but given that I had more bread coming, I just ate the ham and cheese.

They were running a special offer the day I was there – a glass of Obra Malbec Reserva 2021 from Septima in Mendoza, accompanied by a choice of any two of their bocadillos. I got one with longaniza sausage, tomato, and melted cheese, the other with asparagus, cured ham, and sun-dried tomato relish. Both good. I should have thought about the season (they should too) and realized it wouldn’t be fresh asparagus, but canned, pickled asparagus. Then again, maybe that’s intentional on their part. And a good coffee to finish up. This all comes at a price – I compared the local menu with that of the main menu in Madrid, and at least at official rate, they’re basically the same price. On the other hand, with our infamous blue rate here, they’re about half the price. Depends on how you pay for it.

Next up is a new branch of Bellota y Caviar. The original is strictly a small storefront over at Peña and Billinghurst here in Recoleta, but this is a much larger spot on the middle floor of the Recoleta Shopping mall, at the Junín end. They have one table in the store, a small one just outside the entrance, and then several on the mall entry platform outside. Primarily a wine shop, along with several different cured meat offerings, and, given the name, caviar. I’ve dropped in at both the original and this location, and the availability of one or another caviars is quite variable. They have, at times offered caviar imports from the Caspian, from Italy, and from Uruguay. They’re all far more expensive than I want to shell out. But they have a great wine selection, including anywhere from 6-10 open and available by the glass at any given moment – on my visit the ones available were all from Argentina, though he had a sample bottle from France he was trying to decide on, and I tasted that – we both agreed, no.

The menu here is limited to a couple of plates of either cured hams or other meats, and a couple of sandwiches. They bake the bread in-house, daily, and it’s really good. They, too, had a special offering – choice of a glass of any of the open wines with a sandwich with their mid-range of the three cured hams they offered. I went for that along with a glass of Fabre-Montmayou Cabernet Franc 2019. Very nicely, they let me taste a couple of the wines before deciding on which one I wanted for the sandwich. Again, a bit pricey, especially for a sandwich and a glass of wine, and a little disappointing that there wasn’t anything else other than the sampler plates of cured hams and the single cheese offering was a local gouda, served up with olives. But, a really good sandwich, and I’d certainly stop back in for a glass of wine.

Now let’s go for the lux of the lux. This place, Le Bouchon, Pacheco de Melo 2189, opened, I think, last year, just a block away from home. Every time I passed by it it looked closed, and as best I could tell, it was just a small wine shop. It just happened, earlier this week, that I saw someone going in, and thought I’d poke my head in and take a look. Turns out to be a rather large place, on three levels, with a bar upstairs, a tasting table on the entry level, and a cave with tasting tables in the basement. It’s a high end wine shop, with some of the creme de la creme of Argentine wines, but also has a rather extensive collection of imported wines, both “regular” high end, but also some of the top in the world, including things like first growth Bordeaux, DRC Burgundies, Super-Tuscans from Italy, Vega Sicilia from Spain, etc.

Food wise, they offer are a selection of cheeses and a few cured meats, plus some one-off fancier items, like foie gras, in various combinations. We got a wedge of local Morbier cheese to go with our afternoon libations. They have an extensive list of several dozen wines by the glass, either 100ml or 50ml sampler size. And we went with a couple of those – a Churchill Douro Branco from Portugal and a Susanna Balbo Rosado from Mendoza. But here’s the lux kicker. Any wine in the store that costs at least 10,000 pesos ($25 at blue rate, more or less / $50 at official rate) can be bought and served at no extra charge. But… there’s more! What if you just want to try one, but not an entire bottle? As long as you buy at least two glasses, they’ll open up any wine in the shop (over 2000 selections) – including those super premium ones. Now, I didn’t get into the exact prices, but it was made clear that you’d be paying at the very least that 10,000 pesos to do so. Given that, for example, the one wine I asked about, Petrus, is retailing for $6000 (over a quarter-million pesos) for the least expensive vintage, and up from there, I won’t be sampling any of those soon. But it’s nice to have a wine bar with some more boutique wines available nearby.

I’d say that all three of these spots will be on my regularly visited ones, though most likely for just a glass of wine, maybe a piece of cheese. More of an afternoon snack at any of them than a meal.

Preparing for Your Dynasty Rookie Draft

Pre-NFL Draft Preparation

The number one thing most people don’t do enough is a quick one or two minute analysis on each of the 50 or so rookies leading up to the draft. There are dozens of websites that have hired thousands of analysts who have already done the research for you. Find one you like and make a quick spreadsheet of the pros and cons of each player, or find a source you trust who already made the list for you.

With 50 players at two minutes per player, you’re spending under two hours at this stage, and it’s well worth it because sometimes you’ll have a fellow owner who is on the clock late in the draft and they are looking to unload their pick. If you don’t know if you want the pick or not at that moment, you might miss out on a lottery ticket player that you’ll wish you had later.

Once you’ve assembled all your information, it’s now time to make a tiered list. You can take the players you’ve made in your spreadsheet and move them up or down with a few clicks of the mouse. I like to space out my players when I make tiers or throw a thick black border around the groups to help see the separations. Now I know if the 12th pick in the draft is as good in my mind as the 16th pick, and therefore I’ll know if I can feel safe moving back in the draft or not.

Lastly, you should never fall in love with another player until you know their landing spot. Take the case of Kelvin Harmon, wide receiver from NC State who was going as high as fifth in mocks leading up to the NFL Draft. He had such a cult following that it was hard for many to shake it off, even after he fell in the NFL Draft to the sixth round.

NFL Draft Preparation

This is a good segue into the next section, and that’s paying special attention to the NFL Draft. NFL teams make or lose money by drafting well, and these teams generally know what they are doing year to year, so pay attention.

Back to Kelvin Harmon—when a player falls behind other players of the same position in the Draft, that’s almost always a huge red flag. Sixth-rounders hardly ever pan out, and ones that fall to the sixth are red flags you usually want to avoid. Some people were unable to fall out of love with him, however, as he ended up with a second-round ADP in 2019.

Conversely, be on the lookout for when teams reach for a player in the Draft. Diontae Johnson was a projected fifth-rounder who ended up going 66th overall, only two picks into the third round. Owners who didn’t stay in love with Kelvin Harmon were able to draft Johnson instead, and they walked away better for it.

Lastly, guys who are expected to go undrafted but then get selected, such as Brock Purdy, Terry McLaurin, and Isiah Pacheco, are also guys you want to add to your target list immediately. McLaurin was selected in the third round, which was a shock to everybody at the time, but that should have been a message to all dynasty owners to target him early. Anyone who paid attention was handsomely rewarded.

Hold Your Picks & Acquire More If Possible

One thing that rings true in all dynasty formats is that the price of draft picks increases in value leading all the way up to the draft. This is because of the collective research that has been done, therefore putting a spotlight on an increasing number of players in the Draft.

Once a player is selected to an NFL team, most players will receive one final bump in value as we can now view them with their respective teams. Projections for Year 1 get everyone excited, which leads to owners looking for ways to move up or into the draft.

Because of this, I always retain my picks for as long as possible. I used to wheel and deal in the off-season, only to find that I ended up losing value each and every time I traded a pick away.

Acquiring draft picks, however, has almost always turned into a winning proposition since value has a tendency to increase. If you have a decent roster, assume all your selections are late picks and trade accordingly. If you have a bad roster, owners of other teams will be more apt to make a trade with you, and as a result, you may be able to acquire a mid-second for your future second-round pick, which is always a win in my book.

Lastly, you should know that your pick has its maximum possible value the moment you are sitting on the clock. You can use this to your advantage to make a trade back in the draft if your pick doesn’t match the tier of the players you arranged earlier. This will maximize your overall value, which is key to sustaining a championship roster.

Draft For Value, Trade For Need

Now that you’ve put in your prep work, how do you make the proper selection come dynasty draft day? My advice is to keep it simple, trust your pre-Draft process, adjust values based on NFL draft position, and draft for value, not for position necessity.

When it comes to rookie drafts, the best player available strategy (BPA) is king. We’ve all gone into drafts wanting to draft players to fill a specific position, and many times that is where our focus would lie when it came to scouting players. In reality, we all should be drafting the top player available at any given moment in the draft, and that player may not lie within the position you’ve been researching.

My lesson on this topic came in the rookie draft of 2014. My team was barren in the running back department and I wasn’t alone. Everyone was scrambling to acquire one of Bishop Sankey, Carlos Hyde, or Tre Mason, the three top backs of the time who were all drafted into quality landing spots.

The issue is that zero of these backs were ranked anywhere inside anyone’s dynasty top 10, but because so many people needed one, they were being pushed up the ranks across the board. As a result, players such as Odell Beckham, Davante Adams, and Allen Robinson fell two or three spots each.

For me, it was much worse. I sat in the second spot as I watched Sammy Watkins go first off the board, so I snagged Bishop Sankey second overall. I was ecstatic that I was able to get the top back in the draft, thinking nothing of it as I watched Mike Evans go third.

It was only a year later that I saw my mistake, and a different philosophy was realized. The best and only true way to draft in all dynasty drafts is BPA. If I have 11 wide receivers on my team and zero starting running backs, I would rather draft a 12th wide receiver I covet than reach or trade back for a guy out of necessity ever again.

This leads me to my next key philosophy: trade for need. If the draft is the best part of all dynasty leagues, then trading is the next best part. Why force a draft selection to fill out your roster when you can take the BPA and have fun looking for trades to fill out your position of need? Dynasty leagues are meant to be fun, so why reach on a player that devalues your team and simultaneously removes a key component of enjoyment?

I know this philosophy may feel redundant for many of you out there, but I feel it Bears repeating every so often not only for the new owners but also as a reminder to those of us who blindly fall into the same trap year to year.

That being said, there is an appropriate time to draft for need, and that’s when your opinion of value for two or more players is not significantly different from each other. If you are trying to decide between two or more players when your pick is on the clock, that’s when you should select the player that fills the greater position of need, since it’s what you will have to do anyway through trading.

If there is a tie and you don’t have a greater position of need, the tie-breaker for me is always wide receiver. These players tend to have longer careers and sustain greater value long-term. Running back value fluctuates too often from year to year, so I like to load up on wide receivers to give myself the slight edge in long term value.

The Bottom Line

If you haven’t already done any of the above then you should get to it before it’s too late. There are other tips and pointers out there, but these are the main ones that work for me, and the same advice I’ve given to hundreds of fantasy owners over the years. You know what they say; if you fail to plan, then you are planning to fail. Good luck!

The PATRÓN Perfectionists 2023 Global Champion is (drumroll please) Israel’s Mor Koral

The PATRÓN Perfectionists journey began last September when bartenders from around the world were invited to join this global program and challenge themselves to become the complete bartender embodying excellence in hospitality and embracing Tequila culture. After several regional rounds of education modules and presentations at the respective national finals, fifteen global finalists earned their place to travel to Mexico to experience Hacienda PATRÓN in the Highlands of Jalisco and share their talents with their fellow participants and a top-notch panel of Judges and community contributors. After three riveting rounds of challenges in Jalisco, Mor Koral, founder of Salt & Spirit company in Tel Aviv, Israel, achieved the highest cumulative score and was crowned the 2023 PATRÓN Perfectionists global champion!

This year’s PATRÓN Perfectionists global final event in Mexico consisted of three challenges – Field to Flavor, The Stories We Share and Mi Mesa es Tu Mesa. Challenge #1, Field to Flavor, was set in the middle of agave fields in the Highlands of Jalisco testing the Bartenders to create a PATRÓN Reposado highball on the fly. Presented with a bountiful Mexican market stall featuring indigenous ingredients selected by chef Ana Martorell, the bartenders were given 45 minutes to create a cordial made of one of the market’s ingredients and use it to build the PATRÓN Reposado highball. Challenge #2, The Stories We Share, tasked participants with developing and presenting a PATRÓN cocktail recipe inspired by Mexico’s rich culture. The grand finale, Mi Mesa es Tu Mesa, saw bartenders design a hospitality experience that would delight the judges sat at a table with a memorable service of a neat PATRÓN Tequila serve paired with a non-alcoholic side cocktail creation. For each challenge, a winner was crowned, respectively: Choni Song (Wild Card winner, from China), Alex Boon (Australia), Max Macaulay (UK).

Challenge Winners L – R: Choni Song, Alex Boon, Max Macauley

Over the course of the six-day PATRÓN Perfectionists global final experience in Mexico, all of the bartenders displayed remarkable talent, dedication and passion and should all be extremely proud of how they represented their work and their home country. Ultimately, there can only be one champion and Mor Koral was unanimously praised by the panel of judges for her consistent execution across the challenges and for being the epitome of the perfect host, always owning the room with captivating charm, grace, spontaneity and confidence. As part of the global winner prize, she will now embark on a year packed with travel and experiences around the world as PATRÓN Perfectionists and Academia PATRÓN community contributor. The global champion, Mor Koral gained a consistently high scoring across all the challenges and impressed the stellar line-up of international hospitality professionals who joined as judges and mentors over the global final event – Ivy Mix, LP O’Brien, Tara Fougner, Sandrae Lawrence, Haba Flores, chef Ana Martorell, and previous PATRÓN Perfectionists global champions Giulia Cuccurullo and Harrison Kenney.

Mor Koral commented: “For me the PATRÓN Perfectionists has been a journey that started in 2017, when I first took part in the program in Tel Aviv. Since then, I’ve been dreaming of making it to the global final at Hacienda PATRÓN, in Mexico. I am so incredibly excited to have been able to join this amazing group of people and celebrate my culture, rituals and ingredients alongside PATRÓN Tequila in its very home. Thank you everyone for embracing the stories and creations, I’ve shared with you, from my fellow bartenders to the judges and the PATRÓN team. I cannot wait to contribute to some inspiring projects with the PATRÓN Familia back home in Israel and around the world with the global bartending community!”

Lauren Mote, Global Director of On-Trade Excellence at PATRÓN Tequila and lead of the PATRÓN Perfectionists program, added: “We were amazed at how the global finalists embraced the challenges – interpreting familiar and new flavours, expressing their own personality, and bartending style, showing us different techniques and approaches to hospitality, and most importantly, blending their own heritage with Mexico’s and Tequila culture. The standards were consistently high across the week, and we are pleased to see how the evolved format of PATRÓN Perfectionists and Academia PATRÓN provided a platform and a stage for the bartenders to rise and shine!”

Sandrae Lawrence

“There were so many magical moments from this year’s global final but perhaps the biggest one for me is that it has been put together to educate, stimulate and motivate everyone taking part. Including the judges.”

Tara Fougner – Closing Words by Thirsty Co-Founder & CEO

“From the moment we arrived at the welcome reception in Tlaquepaque, the energy told me that PATRÓN Perfectionists would be an experience like none other. Getting to know each of the fifteen global finalists and watching them not only grow as bartenders but to grow as humans and grow into a united force forever bonded by their journey. Hearing their deeply personal stories and feeling their intense passion for their culture and their craft of bartending are memories that I will hold in my heart forever. Anyone can learn how to make incredible cocktails, but PATRÓN Perfectionists inspires bartenders to push their boundaries of excellence in hospitality. I am a better person and a better storyteller for this experience … and I know from all of our many conversations that each of the fifteen global finalists are all better bartenders and people because of PATRÓN Perfectionists.”

Making property assessments as simple as snapping a picture

Property assessments sit at the center of home appraisals, insurance claims, renovation projects, and a number of other important processes. Inaccurate or delayed assessments can set projects back and stick consumers with higher costs.

Now, a platform first developed at MIT makes creating detailed property assessments as easy as snapping a few pictures. The alumni-founded startup Hosta a.i. analyzes images to produce precise measurements of spaces, detailed floor plans, 3D models of rooms, and bills of materials. It can also evaluate the conditions of materials to assess damage and identify risks, such as the use of flammable materials or inadequate sprinkler to volume ratios.

“Contractor and insurance companies hardly ever come up with the same estimate,” says Hosta a.i. CEO and co-founder Henriette Fleischmann MBA ’19, who founded the company with executive chair and CTO Rachelle Villalon SM ’08, PhD ’17. “Our technology is accelerating these processes and reducing friction for the adjuster, contractor, and the consumer. We’re helping people get their homes repaired more quickly, so they can feel like home again.”

Hosta a.i. is currently working with insurers, contractors, and mortgage lenders to give everyone fast and accurate information about their built surroundings. The founders say they’re still considering the possibilities unlocked by giving people a complete view of properties without forcing them to go on-site.

“I think there’s an opportunity to help speed the transition to more energy efficient buildings,” Fleischmann says. “We can create an understanding of how heat moves through a room. There are plenty of applications across industries that require built-environment understanding.”

A technology comes together

Villalon worked as an architect, software engineer, and consultant before founding Hosta. As a third-generation architect, she had early exposure to the challenges on construction job sites, from documentation to project coordination, as well as the evolution of computer-aided design (CAD) systems.

At MIT, her research focused on applying artificial intelligence to problems in the built environment, including ways to teach machines about architecture and ways to turn images into 3D maps and objects. She spent her time as a master’s and PhD student in the Design and Computation Group within the School of Architecture and Planning as well as at the Media Lab and the Computer Science and Artificial Intelligence Laboratory (CSAIL).

“There were so many problems in architecture and construction, and I just remember thinking I needed to further my technical and theoretical foundations to challenge the limits of current industry practice,” Villalon says. “MIT became this utopia of information and knowledge for me. It helped me construct a critical view of the industry and apply new creative technologies to it.”

Originally from Germany, Fleischmann worked at large companies in the automotive and fashion industries before coming to the MIT Sloan School of Management, where she received her MBA while focusing on AI and entrepreneurship.

“It was an amazing program,” Fleischmann says. “It helped me regain energy and think about what was next. I loved how hands-on MIT was. I spent a lot of time at the [Martin Trust Center for MIT Entrepreneurship] and gravitated toward tech-heavy startups.”

By the time Fleischmann met Villalon, the PhD graduate was looking for a co-founder who could help drive the commercialization of Hosta a.i.’s technology. With a prototype at hand, a patent filed, and market testing underway with Hosta a.i.’s advisor Jose Pacheco MBA ’12, Villalon and Fleischmann made big strides at MIT.

“I remember sitting in an MIT classroom, and I had taken a picture in Building 9 without an app or special sensors, uploaded it with our first API, and out came this list of results and floorplans that showed all the items, their measurements, and how big the spaces were,” Villalon says. “When I first saw that output, I just thought about how much time I’d spent as an architect trying to manually recreate spaces, and now all I had to do was snap a picture.”

The founders received funding from MIT Sandbox and entered into several MIT startup accelerator programs, including the School of Architecture and Planning’s MITdesignX, the MIT Industrial Liaison Program’s STEX25, and the Trust Center’s delta v accelerator. Hosta a.i. has continued working with MIT through the CSAIL Alliances program and the Industrial Liaison Program.

Today, anybody in a home or on a job site can click a link and follow Hosta a.i.’s prompts to take photos using their phone. Once the photos are uploaded, Hosta a.i. uses artificial intelligence to automatically create floor plans and CAD models. Beyond measurements, the software can classify all the objects and materials in the room to create a detailed bill of materials — key information to determine how much a project will cost.

“With our solution, you can just snap a picture of a space. There’s no app, you don’t need any architectural knowledge, there’s no LIDAR or anything heavy involved, and you can extract all of this information,” Villalon says. “We’re also building expert reasoning into the technology. It’s really game-changing in the industry.”

Scaling for impact

The founders say their solution cuts 80 percent of the time out of property assessments while avoiding the errors associated with manual assessments.

“The insurance adjustor gets a package that lets them create a claim estimate in minutes,” Fleischmann says. “We realized the big insurance companies are making estimates thousands of times every day. That amounts to a lot of time and dollars saved.”

Hosta a.i. struggled to scale at first, but in-person challenges caused by the Covid-19 pandemic helped accelerate the business. The founders now say they are firmly in growth mode.

“At MIT we created momentum, but building a deep tech company is challenging,” Fleischmann says. “My advice for founders is to try to create a minimum viable product quickly to act as a market feeler and then build on top of that.”

As Hosta a.i. continues to scale, the founders believe the technology holds promise to help companies cut a significant source of their greenhouse gas emissions.

“Our vision is to reduce carbon emissions by leading the world’s transition to virtual property assessments,” Fleischmann says. “We’re making sure there’s a shift in the industry as a whole, not just in insurance but in the entire built environment.”

According to the documents, the brass rings used to craft the bronzes were purchased by one country: Portugal. In 1548, the Portuguese king commissioned the Fuggers, a German merchant family, to supply 432 tons of manillas (almost 1.4 million individual bracelets) over a three-year period. From the Rhineland, the brass manillas were sent to the markets of Antwerp in Belgium, then exported to Lisbon before finally being traded in West Africa.

Portugal’s connections to the Kingdom of Benin are well documented. Portuguese merchants first arrived in the region in the 15th century. Using manillas as currency, they quickly established a trading partnership with the Edo people. As Portuguese sea captain and explorer Duarte Pacheco Pereira wrote in the early 16th century, Edo traders came “from a hundred leagues or more up this river, bringing yams, … many slaves, cows, goats and sheep. … Our ships buy these things for copper bracelets, which are here greatly prized—more than those of brass; for eight or ten bracelets, you can obtain one slave.”

Men account for 83% of the surveyed journalists who indicated that they cover sports, far higher than the 15% who are women. Men also account for majorities of those who cover political news (60%) and news about science and technology (58%).

By comparison, women are more likely than men to cover three of the 11 news beats studied: health, education and families, and social issues and policy. For instance, women account for nearly two-thirds (64%) of surveyed journalists who cover news about health, while only about a third (34%) are men.

Pasha recalled being invited by a major cable network, which he declined to identify, to participate in a writers room in 2017 as a producer with six other writers for a series about terrorism. The show featured Pakistani or Middle Eastern Muslim characters. Pasha, a Pakistani Muslim, was brought in specifically to help provide an authentic voice to one of those characters.

“It was something new for me that I had never experienced,” he said. “It was an experience that made me realize why people were critical of mini-rooms.”

In Pasha’s case, the group of seven writers was tasked with laying out the foundation of the proposed show.

Pasha had budgeted that about three months’ work would include weekly pay as well as the script fee for writing one episode.

He was paid $7,373 per week for 16 weeks. A script fee would have added another roughly $30,000, he said. According to Pasha’s calculations, he would need at least two such gigs a year to exceed his budgeted $200,000 annual salary.

However, Pasha later discovered the network had commissioned six episodes and that all the writers would get a script fee — except for him.

Doulas who spoke with Capital B Atlanta also said that doctors and nurses ignoring the wishes and concerns of pregnant Black people often contributes to our higher death rates. Also, delayed prenatal care, lack of Medicaid access, and medical racism can contribute to negative health outcomes as well.

Though their service is becoming more visible, technically doulas are not medical professionals, so they often are disregarded in some hospitals.

“I feel like people think if they get a doula, it’s kind of like a savior who’s going to save us from this death rate,” Lowery said. “But when we get in those spaces, we are made to comply as well, or we’ll get kicked out or reprimanded.”

“Pilgrimage is praying with your feet,” said Pat Trujillo-Oviedo, a local historian whose family has lived in the area for 12 generations. “It’s an active prayer. There is a reason you are making a pilgrimage and mostly it’s to purify yourself.”

In the days leading up to Easter, up to 40,000 pilgrims come through the Santuario, a small church that forms the centerpiece of the shrine. They pray, visit various chapels and enter a small room where crutches hang from the wall alongside written testimonials of healings.

A few steps away is a tiny chamber known as “el pocito,” or little well, where the pilgrims shovel “holy dirt” from a small hole into baggies, baby food jars and assorted vials.

Kenya won its first Olympic medal in track in 1964, the year after it gained independence from Britain. At that time, there was no official running league in Kenya; the telecommunications agency, the post office, the rail and port authorities, and the national airline operated leagues for their employees. Early talents came out of the military. (The Kenya Defense Forces still allows soldiers to take leave in order to race.) In the seventies, American universities began recruiting Kenyan runners, expanding access to formal training. Kenya won four Olympic gold medals in Seoul in 1988; three of the medallists were attending college in the United States. Shoe companies and talent agencies began offering sponsorships and contracts, making the sport more lucrative. Running was soon seen as the best way out of poverty in Kenya.

It’s important to be able to set boundaries and advocate for yourself. Occasionally, though, the emphasis on protecting one’s individual needs can overlook the fact that someone else is on the other side of that boundary-setting. In 2019, for instance, a relationship coach’s Twitter thread offering a template for telling friends in need of support that you’re “at capacity” at the moment drew criticism for equating friendship to emotional labor. Earlier this year, a clinical psychologist’s TikTok video outlining how to break up with a friend went viral after viewers pointed out that it sounded like a missive from HR. Critics have noted that personal relationships require a touch more compassion than some of these therapeutic blueprints offer.

The piece is loaded with words and phrases intended to convey that this is all somehow disreputable: “superyacht”; “luxury trips”; “exclusive California all-male retreat”; “sprawling ranch”; “private chefs”; “elegant accommodation”; “opulent lodge”; “lavishing the justice with gifts.” And more.

Adjectival overkill is the method of bad polemicists who don’t have much to report. The ProPublica writers suggest that Justice Thomas may have violated ethics rules, and they quote a couple of cherry-picked ethicists to express their dismay.
